The term “NDIS Loan” is already familiar to many of us so without any distraction let us begin our FAQ but let us briefly first get a better understanding of the statistics of disability in Australia.

What does the scheme (NDIS) do? 

The NDIS works with you to identify the resources you'll need to reach your goals in a variety of areas. This can encompass things like independence, community involvement, education, work, and health and well-being. It gives you choice and control over how and when you receive your support, and it ensures that you get the help you need for the rest of your life. 

One of the schemes of NDIS is Specialty Disability Accommodation (SDA). It grants funding to persons with disabilities. This scheme supports and aims to improve participants live by allowing them to live in a suitable environment. 

What is SDA Property or NDIS Property? 

SDA (Specialised Disability Accommodation) property is another name for NDIS property, which simply means a suitable property for disable people to live in. The NDIS is an Australian government-run program that provides funding for SDA property, interchangeably known as NDIS property. 

What kind of home is considered SDA-eligible?  

The SDA Design Standard specifies the criteria that must be met in order for the house to be considered for SDA enrollment. The Design Category of the home must be specified in your dwelling enrolment forms and it has four categories, the first being Improved Livability, Robust, Fully Accessible, and High Physical Support.

Can I access the NDIS?

There are certain requirements in order to access NDIS some of the requirements are listed below:

  • Have a long, serious handicap that limits your capacity to participate in daily activities 
  • Must be an Australian citizen with a permanent resident or a New Zealand citizen who holds a Protected Special Category Visa 
  • You must be under the age of 65 when you first apply for the scheme. 
  • Should live in an area where the NDIS is available.

Who finds suitable tenants for each property?

Life&Care Australia (https://lifeandcareaustralia.com.au) is NDIS approved Service Provider in aiding their NDIS Customers in applying for and being placed in appropriate SDA. This procedure begins as soon as the property is registered with SDA and construction begins, with the goal of having the property occupied as soon as feasible once it is finished. 

Can any builder build a NDIS home?  

 The builders need to be approved under the NDIS and each dwelling needing must be constructed in compliance with National Construction Code (NCC) and SDA requirements. 

What is NDIS Loan?

  Why is NDIS valuation so expensive?

 This is because they are commercial specialized valuations that go into far more detail than typical residential valuations. If you don’t receive a specialized NDIS valuation, your borrowing activity will be severely limited. 

What is the expected turned around time for an NDIS Loan?

It can take up to 6-8 weeks from the time you lodge your application to the time you find a house, as appraisal alone takes two weeks.

Why are the interest rate and fees for NDIS Property loan higher than standard property loans?

No, interest rate is not higher thanstandard property loans. You need to speak to the right broker to get the correct rate. Yes, lender’s fees and charges are generally higher for this is due to the fact that it is specialized lending. Using a traditional property loan could result in you being approved for a considerably lower LVR or being rejected entirely. How does the property management work and how much does it cost?

When working with people with disabilities, rigorous guidelines must be followed, and your property can only be managed by an authorized SDA service provider.  

Fees and charges can vary from provider to provider and here is a typical fee: 

  • Onboarding: $2000 to $3000 
  • Tenant finding fee: $3000 to $7000 
  • Annual Ongoing Management Fee- 10 to 15%pa 
  • Tenant relet fee: $3000 to $4000 
  • Maintenance & repair Fee: 2 to 5% 
  • Inspection and Compliance Fee: $1000 to $4000 

Is it possible to connect an NDIS home to a conventional property?

Yes, you can convert your property back to a standard home. 

The SDA property and pricing model are expected to last for 20 years, after which time, the investor will have the option of selling the property as it is, demolishing and developing it, or continuing to rent the property to SDA participants. 

What kind of rental returns can I expect from an NDIS property?

Return can range from 10-18% gross yield, and it will depend on property type, location and participant types.
