NDIS Loan/SDA Loan “What and Why”


The National Disability Insurance Scheme (NDIS) provides support to people with disability, their families, and carers. It is jointly governed and funded by the Australian, and participating state and territory governments. NDIS Loan solutions are designed to assist investors to acquire purpose-built SDA compliant property under the National Disability Insurance Scheme. The NDIS was introduced across Australia in July 2016. The main component of the NDIS is individualized packages of support for eligible people with disability.   

The NDIS is not means-tested. Like many other Australian Government social policy programs—such as Medicare, the Pharmaceutical Benefits Scheme, and income support payments—the NDIS is an uncapped (demand-driven) scheme.

Australia’s Disability Strategy 2021-2031

This strategy lays forth a vision for a more inclusive and accessible Australia, where all persons with disabilities can reach their full potential as community members. Its purpose is to:   

  • provide national leadership towards greater inclusion of people with disability   
  • guide activity across all areas of public policy to be inclusive and responsive to people with disability   
  • drive mainstream services and systems to improve outcomes for people with disability   
  • engage, inform and involve the whole community in achieving a more inclusive society 

SDA Funding

The NDIS provides funding for SDA (specialist disability accommodation) home to eligible people based on their individual needs. Every NDIS participant has an individual plan that lists their goals and the funding they have received. NDIS participants use their funding to purchase supports and services that will help them pursue their goals. Everyone has different goals but they could include things like getting and keeping a job, making friends, or participating in a local community activity. NDIS participants control the support they receive, when they receive it, and who provides it.   

The Government has pledged a staggering $700 million for 20 years to fund the builds for SDA properties in an effort to encourage private sector investment. 


NDIS loan, also known by many other names such as SDA Loan/NDIS Investment Loan/SDA Home Loan/NDIS Property Loan, in simple terms, is a type of investment loan that allows you to buy a NDIS property (SDA home). Just like you may have taken an investment loan to buy a house or unit for investment purpose. But the only difference is SDA loan is meant for building a specially designed home for disabled people who need special care and special infrastructure according to the nature of their disability.
